Every property and presentation is unique—and your marketing materials should reflect that. With IntellCRE, you can easily append custom pages or sections to your brochures, allowing you to include branded content like company overviews, team bios, maps, or additional visuals.
Whether you want to highlight your firm’s story or showcase extra deal details, adding custom sections ensures every brochure feels tailored, polished, and on-brand.
Step 1: Navigate to the Brochure Builder
To get started:
Open the Pipeline and deal you want to create a brochure for.
From the left-hand menu, go to Marketing Materials → Create Brochure.
In the brochure configuration page, you’ll see your default content sections, such as:
Intro
Asset
Financials
Rent Comps
Sales Comps
Market Overview
Below these standard sections, you’ll find areas for Custom Sections and Custom Pages.
Step 2: Choose How You’d Like to Add Content
Option A - Add a Custom Section
Custom sections allow you to append multi-page content like “About Our Team,” “Highlighted Past Deals,” or “Office Locations.”
Here’s how to add a Custom Section:
Under Append Custom Section, click Add a Section.
Upload your PDF slides—these will make up the new section.
Give your section a Title (e.g., About Our Team).
Optionally, add up to five Subtitles for individual pages (for example, Team Members, Office Locations).
Once complete, click Create Custom Section.
Once created, your new section appears under Custom Sections in the right-hand panel. To include it in your brochure:
Check the box beside the section name.
Drag and drop it to position it within your brochure.
Note that for best results the custom section should match the design of the rest of your brochure. You can send your section pages to our team and our designers will send you the final polished PDF you can upload for best possible result.
Option B - Add a Custom Page
If you only need to add a single custom page—like a retailer map, financial model screenshot, or custom graphic—you can append it directly.
Under Append Custom Pages, click Add My Own Page.
Give the page an Internal Name and a Title (these can be the same).
Choose whether to include the Page Header and Page Footer—this ensures the design aligns with your brochure template.
(Optional) Toggle Visible for Every Property if you want this page available across all property deals in your account.
Upload your page (PDF or image).
Click Create Custom Page.
Your new page now appears under Custom Pages. You can drag and drop it anywhere in your brochure flow—such as between your Sensitivity Analysis and Assumptions pages.
Optimize PDF Upload for Best Results
To maintain consistency and quality in your brochure design, follow these formatting guidelines when uploading custom pages:
Use US Letter (horizontal) PDF format.
Recommended dimensions of the PDF page content or image: 1504 x 964 pixels.
Keep all important content within the visible “green” section of the page (safe design area).
Use JPEG or PNG image with 1504 x 964 pixels
Ensure your layout aligns with IntellCRE’s brochure template to preserve header, footer, and padding styles.
Step 3: Create Your Brochure and Preview to Share
Once your custom content is added:
Ensure your custom sections and pages are checked (enabled).
Click Create Brochure.
Under Marketing Materials, select Preview to review your final brochure.
Your generated brochure will now include:
The custom page with your chosen title, layout and preserved design template.
The custom section (e.g., “About Our Team”) with all uploaded pages and subtitles.
