The Property Brochure tool in IntellCRE allows you to generate branded marketing packages such as BOVs, Offering Memorandums (OMs), or Investment Memos. With customizable layouts, branding, and content, you can quickly create polished brochures to share with clients, investors or to go to market.
Follow this guide to create a property brochure:
1. Property Prerequisites
Before creating a brochure, make sure that:
The property is already in your Pipeline
At least one Analysis (underwriting) has been created for the property (applies to investment sales brochures, see How to Create Leasing Brochure for leasing brochures)
Branding is set up under Settings → Organization → Custom Branding & Organization Info (logo, brand colors, fonts, confidentiality agreements, etc.)
Your user profile includes contact information, headshot, and details for author attribution
2. Start a New Brochure
Click on your property in the Pipeline.
Navigate to Marketing Materials.
Click Create Brochure to open the brochure configuration page.
3. Brochure Configuration Page
Select an Analysis → Choose the financial package to pull data from.
Choose Layout →
Single Page View: best for digital viewing
Booklet View: best for printing or digital flipbook presentations
Design Style →
Minimal: clean, simple layout
Colorful: brand identity–forward, with larger company color patches
Authors → Add team members, co-listing agents, or external partners.
Document Title → Customize the title (e.g., “Offering Memorandum,” “BOV,” “Investment Memo”).
Presented To (optional) → Personalize for a specific client or entity (i.e. BOVs).
Branding Options → Adjust opacity of brand colors, header and body fonts configurable in Settings.
4. Select Brochure Contents
The default sections include:
Intro
Asset
Financials
Sales Comps
Rent Comps
Market Overview
About Us (custom section)
You can:
Include/Exclude Sections by unchecking boxes
Reorder Sections by dragging them into place
Drill into subsections (e.g., Asset or Financials) and exclude specific sub-sections or even individual items
Add Custom Sections:
Upload a PDF or slides (e.g., “About Our Team,” market research, or other materials).
Assign a custom title and optional subtitle.
The custom section will appear in your contents list, where you can include/exclude or reorder it.
Add Custom Pages:
Upload a PDF page or slide (e.g., "Nearby Retailer Map")
Enter internal page name (not visible in generated document)
Choose header and footer options
The custom page will appear at the bottom of your contents list, where you can include/exclude or place it into an already existing section.
6. Save Your Configuration (Optional)
If you plan to reuse this setup:
Click Save as New Config
Name the configuration
Load this saved setup for future brochures, saving time on recurring projects
7. Generate the Brochure
Once settings and contents are finalized, click Create Brochure.
The system will generate the document in ~45–60 seconds (timing may vary based on photo size, count, and internet speed).
The finished brochure will appear in Marketing Materials, along with other property documents (flyers, previous brochures, etc.).
8. Share & Export
After your brochure is generated, you can:
Preview the document in-platform
Share via a link or QR code with potential clients and investors
Download as PDF for printing or external distribution
Tips & Troubleshooting
Ensure your property has photos, descriptions, and area details for the best presentation. (Cover photo is used as the cover page of the brochure. Additional property photos are used as title section pages in the brochure in the same order. Second Area photo will be used as the section title photo for Market Overview.)
Use custom sections for team bios, marketing strategies, case studies, or market reports.
If your branding doesn’t appear correctly, check Organization Settings under Custom Branding.
