Brochure Module: Photos
Photos carry a lot of the visual weight in a brochure. This article covers getting photos into the platform, adding image modules, building photo grids, and using the in-app photo editor, AI enhancement, and outline tool to create custom looking pages.
Getting Photos Into the System
On deal creation: when you upload your deal documents, upload your property photos in that same step. They land in your photo library.
In the builder: click the photo library icon any time you need an image.
Photo library features:
Filter by who uploaded the photo and where it's used
Toggle to show photos from other deals, useful for reusing a market or skyline shot from a previous deal
Upload additional photos directly from the library
Anything in the library can be selected into any image module
Stock photos
Click Stock inside the photo library to search licensed images across multiple stock libraries. You can search by keyword (for example, "lobby" or "San Diego") and filter by orientation.
Adding an Image Module
Open your Brochure.
Click Add Module.
Select Image.
Place it on the grid. Use the guide marks for the halfway, third, and quarter points of the page. The red area is page padding, so avoid placing modules there.
Drag a corner to resize.
Click the image icon in the module and choose a photo from your library.
Image Display Options
Setting | What it does |
Cover / Contain | Cover fills the whole module. Contain shows the full photo inside the module |
Alignment | Position the image within the module, including left and right half |
Opacity | Transparency of the photo |
Border | Add a border on all sides in any color |
Image overlay | Solid color overlay with adjustable opacity |
Gradient overlay | Starting color, ending color, opacity, position, vertical or horizontal direction, and flip |
Overlays matter most when you're placing text over a photo. Disable the overlay any time to remove it.
Adding a Background Image
There are two ways to do it.
Quick option: in the page options, click Add background image, then choose a photo from your library or drag and drop one in.
Module option: place an image module and resize it to span the full page.
With the module method, check the Layers panel in the bottom right to confirm the photo sits at the lowest layer so everything else renders in front of it.
Tip: after adding a full page background, add an image overlay for contrast and switch your header, footer, and logo to the white versions so they stay visible.
Building a Photo Grid
If you're not starting from a quick layout that already includes a grid:
Add an image module and place its corner at the center marker of the page.
Resize it to a quarter of the page and add your photo.
With the module selected, use the arrow keys to nudge it one pixel at a time. Four presses up and four presses left creates a clean gutter.
Duplicate the module, place the copy, and nudge it four down and four left.
Select both modules (click one, hold Shift, click the other), then Ctrl+C and Ctrl+V to paste the pair.
Place the copies so they sit the same distance from the center.
From there you can delete or resize modules to make a three photo grid, a two photo split, or a half page photo layout.
Using the Photo Editor
Click the Adjust image icon on any image module to open the editor.
Crop: crop the photo to the shape and framing the page needs.
Adjust: change color, contrast, grayscale, and saturation, with a before and after preview as you work.
Saving:
Save overrides the original photo
Save as new photo keeps the original and saves the edited version alongside it
Reset photo reverts your adjustments
AI Enhance: click the AI enhancement option and the system determines the best adjustments for that photo. It takes about a minute. This works well on photos with poor lighting or softness, and you never have to leave the platform.
Using Outlines
Outlines let you make a parcel or building stand out on the photo.
In the photo editor, click Add outline.
Click around the boundary of the building or parcel to trace it.
Close the loop to create the outline.
Once the outline is created you can control:
Outside area
Color and shade opacity
Blur
Saturation
The outline itself
Line width, style, color, and opacity
Corner radius
Inside area
Saturation and color adjustments to make the subject pop
Designer tip: add a second outline over part of the image and set its inside area to solid white or black. This creates a clean block behind your text and gives cover pages a much more designed look. Large photos take a few seconds to render the final result.
Cover Page Recipe
A strong cover page is usually just two modules:
One image module spanning the full page, edited and outlined in the photo editor.
One text module layered on top, sized to fit.
