How To Use New Brochure Builder

The new Brochure Builder is IntellCRE's fastest deal-launching engine, built to help you produce high-quality, high-converting marketing materials in minutes. This guide walks you through the process from start to finish.

The previous version of Brochure Builder is still available. We're running both Builders simultaneously, so you can keep your existing workflow and migrate templates on your own schedule. Reach out if you'd like help migrating.


Step 1: Upload your deal data room

When you create a deal, the very first step lets you upload your entire data room at once, including:

  • Photos

  • PDF exports with comps

  • Word documents

  • Excel files, setup sheets, and full Excel models

The system reads every file and automatically detects where each type of data lives, for example identifying that property data is in one place, sales comps in another, rent comps somewhere else, and income data elsewhere.


Step 2: Confirm your data mapping

Review the detected data mapping in the summary below the upload. If you want to pull a data point from a different location, adjust it there. When everything looks right, click Continue.

All files are parsed, the data is attached to your deal, and every uploaded file is stored under Documents (you can add more documents to the existing deal at any time).


Step 3: Open the New Builder

When you're ready to build a deck, go to Brochures, select New Brochure Version and select the New Builder.

Your previously uploaded Excel files appear here. Select the specific sheets you want to turn into financial table pages (for example, Income and Expenses), then open the builder.


Step 4: Navigate with the outline and preview

On the left is the outline panel, which you can collapse and expand. Here you can:

  • Drag and drop sections to reorder them

  • Drag and drop pages to reorder them

  • Add new sections or pages

Switch to the Preview view to see your brochure page by page. Click any page to open it in the Page Builder, and use the zoom controls to adjust your view.


Step 5: Set your brochure branding and styles

The new builder gives you far more control over how each brochure looks:

  • Per-brochure branding — branding is no longer locked to your whole organization. Each brochure can be branded differently, with your organization branding applied as the default.

  • Headers and titles — full control over placement, fonts, and styles. Add a subtitle and title, and apply a background with adjustable opacity.

  • A finer grid — the page uses a 120 × 120 grid for precise module positioning.

  • Flexible padding — adjust the top, right, bottom, and left padding on each page. Images can now extend all the way to the edge.

  • Resizable modules — resize any module to fit your layout.


Step 6: Add a page

Click Add a page. You'll find the familiar default layouts for the last page (vertical, brand color, transparent), plus a blank page layout to start from scratch and add any number of modules.


Step 7: Add and edit modules on your page

From a page, add any of these modules:

  • Header — align it, resize it, and adjust the font size.

  • Image — choose from stock photos, your photo library, or the property photos for that deal. Open any image in the editor to crop, outline, and adjust colors. Images can now reach the page boundary.

  • Table — add rows and columns, with expanded customization (see Step 8).

  • Text — a full rich text editor.

  • Rectangle — useful as a colored background for overlaid text.

  • Map — the same functionality as the retailer map.

Tip: overlay modules. Stack modules on top of each other for another level of customization, for example placing a table over a background image or text over a rectangle. Combine this with opacity settings for polished, layered pages.


Step 8: Fine-tune with the settings panel

When nothing is selected, you see the general page settings: background image, padding, page name, and more. Click into a module to open settings specific to it.

  • Image settings — alignment, opacity, and overlays. Apply a solid overlay (choose color and opacity) or a gradient overlay (control start/end colors, opacity, start/end points, and direction).

  • Table settings — font size, border color, grid style (with or without gridlines), horizontal and vertical padding, alignment, background color, and background opacity. Tables also support auto-fit, so the grid sizes automatically to the data inside.

  • Footer settings — fully customizable, from position to logo size to colors and style.


Step 9: Apply consistent styles across the deck

When you customize a header or footer, use the panel options to apply that style to all other headers or footers in the brochure for a consistent look. If a page needs a slightly different header or footer, you can override it on that page alone.


Step 10: Use imported Excel workbooks

Any Excel sheets you selected in Step 3 appear in a section called Imported Workbooks (which you can rename). These worksheets come in automatically formatted exactly as they were in the original file, so you can preserve pre-formatted tables simply by selecting them at deck creation.


Step 11: Edit inline in the live preview

The new builder lets you edit everything directly in the live preview:

  • Click into any data point to edit it inline

  • Apply inline formatting to tables, text, and images

  • Adjust branding and every other setting in place

No more going back and forth between the builder and your property data.


Step 12: Download your brochure

When you're happy with the result, click Download Brochure. The system generates the final deck in a couple of seconds and automatically adds it to your property documents, set to internally visible only.

Later, when you publish the deal as a listing, you'll be able to choose whether to include this deck (or another version) in the deal vault attached to the listing website.
