Deals change. Pricing drops, the underwriting gets revised, a comp needs to come out or new photos come in. In IntellCRE you can update financials, photos, comps, property info and pretty much anything else after your brochure is already built.
Updating mid-deal always comes down to two steps:
Update the info at the source (Property Info, Documents, Comps, etc.)
Refresh your brochure, either by regenerating the entire brochure or by regenerating only the pages that had the old info
Step 1: Update the Info at the Source
Always make the change where the data lives, not directly on the brochure page. That way it updates everywhere the info appears.
Property Info (price, address, SF, units, etc.)
Open the property and go to Property Info.
Update the field. For example, change the price from $2,000,000 to $1,800,000.
Save.
Financials (Setup Sheet or Excel Model)
Use this for bigger financial changes. For example, a price reduction that also changes your taxes and other parts of the model.
Open the property.
In the left-hand panel, select Documents.
Delete the old setup sheet or Excel model.
Upload the new one.
Photos and Other Info
The same idea applies. Update it on the property first, then refresh your brochure.
Comps (Rent Comps or Sales Comps)
You can update your comps and refresh your comp pages without leaving the builder.
Open your brochure.
In the left panel, right above the outline, click the comps icon (the right-hand of the two icons).
Choose the Sales Comps or Rent Comps tab.
Make your changes. You can:
Reorder comps
Delete a comp
Edit comp info
Upload or import more comps
Search for comps on the map
Use AI Search to find more comps (see below)
Click Repopulate Sale Comp Pages or Repopulate Rent Comp Pages.
IntellCRE plans the update and refreshes every comp page in your deck. You can keep working on other pages while it runs.
AI Comp Search
Set how many comps you want AI to add to your current set.
Choose on-market, off-market or both.
Choose which source AI should prefer:
Internal: your company's central comp database
External: IntellCRE's comp databases plus online sources
Add any extra criteria to narrow the search.
Click Find Comps.
Not in a brochure? You can still edit comps from the property's Sales Comps or Rent Comps tab.
Step 2: Refresh Your Brochure
Once the source is updated, you have two options.
Option A: Regenerate Specific Pages (Populate Data)
Best when you’ve already made edits to your brochure and want to keep them.
Open your brochure.
Go to a page that has the old info, like the Executive Summary with the old price.
Click Populate Data.
Choose which data sources to repopulate from.
Only select the one you changed (for example, Property Data) and exclude the rest.
For example, you wouldn't want to checkbox an old Setup Sheet here with the old price.
Wait about 30 seconds while the page regenerates.
Repeat on any other pages that had the old info.
For comps, you don't need to go page by page. Use Repopulate Sale Comp Pages or Repopulate Rent Comp Pages in the builder to refresh them all at once (see Comps above).
Only that page gets regenerated. Any edits you made to other pages in your brochure stay saved.
Option B: Regenerate the Entire Brochure
Best when the change is big. For example, a setup sheet that has drastically changed.
Delete the old Setup Sheet from your Documents
Upload the new Setup Sheet
Create a new Brochure for the property.
It will pull from all of your updated info.
Note: This won’t carry over any manual edits you made to the old brochure. If you’ve done a lot of customizing and only a few pages are affected, use Option A instead.
Quick Tips
Don’t inline edit numbers that show up in more than one place. You can type a new price directly on a page, but it won’t update anywhere else the price appears. Change it at the property level and repopulate instead.
Updating Property Info means no Excel edits. If you only changed something like the price in Property Info, you don’t need to go back and change your setup sheet too.
Delete the old file before uploading the new one so your brochure doesn’t pull from the outdated version.
Changing comps? Stay in the builder. Edit your comp set from the builder and repopulate all your comp pages at once, instead of updating each page yourself.
