Every deal in IntellCRE has a Sales Comps tab and a Rent Comps tab. Each tab shows your comps on a map and in a table with the data points for each comp. This article covers how to get comps into the system, how to manage and edit them, and how they show up in your marketing materials.
Getting Comps into IntellCRE
There are several ways to add comps to a deal. Use whichever fits your workflow.
Upload them when you create the deal. This is the easiest method. When you create a new property and upload files to the data room in the first step, include any documents that contain comps. That could be a PDF, a CoStar export, a comps tab in your setup sheet or underwriting model, a separate spreadsheet, a Word document, or any other format. The comps are pulled out automatically while the deal is being created.
Upload them to Documents later. If you didn't include comps at the start, you can upload the file to the property's Documents at any time. When IntellCRE finds information you may want to import, it will let you know. Choose to import it, and any sales or rent comps will be added to the right tab automatically.
Upload them from the comp tabs. On the Sales Comps or Rent Comps tab, click Upload Comps and choose your file. After the import, you have two options: add the comps only to your organization's central comp database, or add them to the database and attach them to this deal.
Copy and paste. The comp table works like an Excel table, so you can copy a table from a spreadsheet and paste it straight in.
Add comps manually. You can create comps one at a time from the comp tab.
Search on the map. Click Search Comps on Map to search IntellCRE's internal databases. You can narrow the results with filters, or use the polygon tool to draw an area, like a specific neighborhood, and see only the comps inside it. On the Rent Comps tab, the filters are tailored to rent and lease comps.
AI Comp Search. Tell the AI how many comps you want and which characteristics matter most. It then searches your internal comp database, the web, or both.
Managing and Editing Comps
Once your comps are imported, they appear in the table on the comp tab. You can fully customize the table. Default columns include a photo, name, address, sold date or status (for example, "On Market" for an active listing rather than a confirmed sale), sale price, number of units, unit mix, square footage, cap rate, and more. You can add new columns for other data points, change the column order, and hide columns you don't need.
Averages and the subject property's data appear at the bottom of the table.
You can edit, add, or remove comps at any time. You can also edit values directly in the table, such as changing the number of units.
Map view. Use the map controls in the bottom-right corner to zoom and position the map. Click Save Map Zoom and Position to make that view the default for your deck. You can still adjust the map in the deck afterward.
If you need to change your comps later, go back to the deal's Sales Comps or Rent Comps tab and edit them there.
The Comp Library
To see all the sales and rent comps for your whole organization in one place, go to Properties and then Comp Library. You can bulk import full comp reports here by uploading the file, and you can manage and update comps over time. Past deals you've run through IntellCRE can also be used as comps.
How Comps Appear in Your Marketing Materials
When you build a deck for a deal, your comps are added automatically. The Sales Comps section includes a comp map, a sales comp summary table, and detailed sales comp pages. The Rent Comps section includes a rent comp summary table and detailed rent comp pages. Every table is fully editable in the deck, so you can change photos, text, and the table itself as needed.
