Whether you’re marketing a stabilized asset, pitching an off-market opportunity, or just getting early interest, property websites offer a sleek, customizable way to present your deals to investors and clients.

Here’s a step-by-step guide to get started:


Step 1: Prep Your Property

Before building your website, make sure your deal is properly set up in IntellCRE:

  • Add the Property to Your Pipeline → You can create a property with or without financial Analysis.

  • Configure Your Branding → In Settings → Custom Branding and Organization Info, upload your logos, set your brand colors, and input your contact info.

  • Customize Your NDA → Under Settings → Marketing Package, tailor your NDA language to fit your firm’s compliance standards.

These details flow directly into your website design, ensuring every shared link reflects your professional identity.


Step 2: Create a Property Website

To begin, go to the desired deal in your pipeline:

  • Navigate to the left-hand Property Menu, then click Property Websites.

  • Click Share Property Website to launch the configuration workflow.

From here, you’ll:

  • Select an Analysis Package → If your deal includes financial analysis, choose which scenario or package to add to the website.

  • Choose access type with Link Share or NDA Protected Share:

    • Unprotected → Anyone with the link can view.

    • NDA-Protected → Viewers must e-sign an NDA to access.

      • Anyone with the link (unrestricted) → Anyone with the link must sign before accessing.

      • Only selected recipients (restricted) → Only invited viewers (with pre-approved email/name) can sign and access.


Step 3: Customize Website Content

Make the website yours:

  • Authors of the document → Add contributors from your organization or external partners.

  • Property Website Contents → Reorder, hide, or exclude sections or individual data points as needed.

  • Virtual Deal Room → Files in the Property Deal Room that have "Public" access can be viewed or downloaded from the Deal Website

All of this is done within the same configuration page, making it easy to tailor the experience for each deal.


Step 4: Share Your Website

Once configured:

  • Preview the new Property Website → Click “View Website Presentation” to ensure everything looks sharp and accurate before sending it out.

  • Copy Link → Share it via email, text, social media, or directly from your CRM.

What recipients see:

  • Your branding and contact info up top.

  • Deal name, address, listing type, and key property facts.

  • Sections like:

    • Property and Area Overview

    • Property Photos

    • Financials (interactive rent roll, cash flow, projections, operating proforma)

    • Sensitivity & Assumptions

    • Sales & Rent Comps

    • Market Overview, Demographics, and Location Map

    • Deal Room Files (If present)


Step 5: Track Engagement with Analytics

Want to know who’s interested? Each property website includes detailed engagement metrics under View Share Stats:

  • Total Visits

  • Unique Visitors

  • Scroll Depth

  • Bounce Rate

  • Visit Duration

These insights help you gauge interest, prioritize follow-up, and refine future outreach strategies.
