The Comp Library in IntellCRE allows you to create, import, and manage both Sales Comps and Rent Comps. By building a centralized database of comparables, you can streamline analyses, improve accuracy, and reuse comps as well as your pipeline properties across multiple deals.
Follow this tutorial to manage comps in IntellCRE:
1. Access the Comp Library
Navigate to Properties → Comp Library.
From here, you can search, filter, create, import, and edit comps.
2. Create or Import Comps
You have four options for adding comps into IntellCRE:
Option A: Create a New Comp (Manual Entry)
Click Create Comp (found in Comp Library or in Search Comps modal in the Analysis form)
Enter the property address.
Select comp property type
Choose whether to create a Sales Comp, Rent Comp, or both (Sale comp needs Sale Price and Sale Date, Rent Comp needs Unit Type and Proforma Rent)
Add details such as photos, cap rate, GRM, unit mix, rents, and attachments (e.g., OM, rent roll, or other files).
Save the comp.
For Rent Comps, you can enter either summary totals or detailed unit-by-unit data. IntellCRE auto-calculates totals if detailed data is provided.
Option B: Use Online Data Search
Click Search Comp Data Online button in the create comp form to fetch recent sales and rent data.
IntellCRE auto-populates available fields from market sources.
Option C: Import in Bulk
Click Import Comps in the Comp Library or within the Search Comp modal in the Analysis form.
Upload your comp file (Sales or Rent Comps export in Excel format - refer to the upload template or let our team know if you need to enable custom format for the import).
Confirm the upload.
Comps are added to the Comp Library, plotted on the map, and auto-selected for the deal you’re analyzing.
Option D: Add from an Analysis
While running an Analysis, go to the Rent Comparables or Sales Comparables section and Search Rent Comps.
Use Create Comp (manual entry) or Import Comps (bulk upload) without leaving the analysis workflow.
3. Edit and Manage Comps
All comps can be updated at any time:
Click the pencil icon next to a comp in the comp set table.
Edit or add details (e.g., confirmed cap rate, updated rent roll).
Save changes.
Tip: Edited comps are labeled “My Comp” and marked with an orange dot on the map and in the list.
Best Practices
Regularly update comps with verified market data (e.g., broker calls).
Attach supporting documents like OMs or rent rolls.
Use detailed unit mix data for Rent Comps to improve accuracy.
Build your own comp library to reduce reliance on third-party providers.
